RICHMOND ADJUSTS TO REZONING

Richmond's biggest planning change comes into effect today but many key parties are yet to see how it will affect them. The Tasman District Council’s rezoning of 290 hectares of rural one land was notified on Saturday. Under the changes, the residential zone has been cut from 122 hectares to 60 hectares, while land for mixed business has been increased from 82 hectares to 121 hectares. Light industrial zoning takes up about 100 hectares. The decision will cover Richmond growth over the next 50 years, and the zone changes are deferred until major infrastructure work in the area is completed.

APPLE TREES PULLED OUT AFTER BAD EXPORT YEAR

Some Nelson growers are pulling out braeburn apple trees as they face losses. A tough international selling season has removed any profit for Nelson growers’ two main varieties, braeburn and royal gala, says Wai-West Horticulture managing director Nick Patterson. Export sales have been affected by strong exchange rates, recession-hit consumer spending, and competing exporters and importers trying to move volumes of fruit. Mr Patterson said the losses would put a severe strain on many pipfruit growers and horticultural operations in Nelson. Braeburn had been removed in Nelson during the past two months and there were likely to be further removals, he said. Growers had to do what they could to contain costs, he said.

WORK TO RESTORE MURAL BEGINS

Preparation work has started to refresh the Aotearoa mural on the Plant and Food Research building on Nelson’s Wakefield Quay, but fine weather is needed before painting can begin. Artist Chris Finlayson, who painted the mural in 1984, has been engaged to restore it, and will do so with the help of up to 40 volunteers. The paint on the mural is currently fragile and thin. Mr Finlayson said that before painting could start, a lot of preparation work needed to be done, such as filling gaps and fixing up pipes on the wall, which was happening now. The schedule has been held up slightly by bad weather, but once the rain stopped and preparation work had finished, the paint repair would begin, possibly from this weekend, he said. The work would take about six weeks, depending on the weather.

THEATRE FUNDING ASSURED

The Nelson City Council has approved an interest-free loan of up to $1.2 million for the Nelson Historic Theatre Trust to help with its ambition of having the Theatre Royal finished in time for an April 2010 re-opening. Bridging funds are needed to start important final engineering works for the theatre, which is nearing completion of a $ 4.4 million redevelopment. The loan was agreed during finalisation of the 2009-10 community plan, but terms and conditions discussed since then were approved by councillors at yesterday’s full council meeting. The funds are needed for finishing touches to enable the theatre to be a fully functional community theatre, and to allow the trust to ‘‘future-proof’’ the building during the construction stage, with better air conditioning, electrical and mechanical services, rather than fitting them later which would be more expensive, project manager Andy Ferguson said during the community plan hearing in June.

WORKS TO BEGIN AT FOUNDERS PARK

Founders Heritage Park in Nelson is about to be transfomed into a venue fit for an arts festival. The park's facility manager, Maria Anderson, said Nelson Arts Festival organisers would be on site from Tuesday to begin planned works for the annual festival, which included transforming the granary into a cafe. The changes are a precursor to several developments at the city council-owned Founders Park, including the planned relocation of an historic Nelson cottage, gifted by a person who wished to remain anonymous.

Lodge goes for $3.7m

Lake Rotoroa Lodge near Murchison has sold, with the property fetching $3.7m, according to Quotable Value information. The property has a rateable value of $2.1m and the sale was settled on September 16. Bill McDermott, manager of the luxury fishing retreat, said the business and staff were ‘‘just carrying on as normal’’. He referred the Nelson Mail to Nelson businessman Milan Talley for comment on the new ownership. Mr Talley declined to comment.

Trio sold to locals

Three Collingwood St, Nelson, properties have sold through Harcourts within the past three months, all fetching more than $700,000. Agents Penelope Rollston and Sandy Lloyd sold 213 Collingwood St for $749,000 on August 1. Real Estate Institute statistics show it sold for the asking price within two days. Its RV is $710,000. Ms Rollston also sold the Grampian Villa B and B at 209 Collingwood St for $860,000, excluding GST, in August – almost a year after it was listed with Harcourts. Its RV is $880,000. Most recently, Ms Rollston sold the eight-bedroom, seven-bathroom, Californian House Inn at 29 Collingwood St. It has an RV of $880,000 and was due to be auctioned on September 23. Harcourts sales manager Mike Rollo said it sold prior to auction for more than $1 million. All three properties were bought by local buyers, he said.

Prices drop in region

Nelson is one of only two regions in the country that experienced a drop in the mean asking price of properties listed for sale in the real estate industry website, realestate.co.nz, during the September quarter. Nelson’s asking price dropped 2.2 per cent to $394,317 while nationally asking prices increased by 5.2 per cent to $419,851 compared with the prior threemonth period. The number of new listings in Nelson during September increased 3 per cent compared with the same month last year, while nationally they were down by 6 per cent.

Store on the move

The Interiors 37 design store has shifted into the former Sapphire Bar premises in Nelson’s Church St after nine years of operating in Bridge St. Owner Cindy Turipa said she bought her business partner out last year and the expiry of her lease had prompted the change of location. ‘‘I’ve chosen to go into a smaller space. I like the area and like the building [in Church St].’’ She plans to reopen next week.

Villa popular

A three-bedroom, two-bathroom character villa home at 176 Atawhai Drive attracted 30 people to its first open home and seven tenders, First National agent Steve Claxton said. The property has a RV of $350,000. ‘‘It sold well in excess of RV and in excess of the vendors’ expectations.’’ He said vendors sought a private valuation and six of the tenders received were at or above that level. Valuers were being ‘‘very, very conservative’’ in some cases, he said. ‘‘I personally think the market at the moment is as good as it has been at any time in the last four years.’’

Investor cashes in

A three-bedroom home at 47 Atkins St in Motueka that was being auctioned through Ray White has sold to an investor for $235,000, agent Nicola Chambers said. The weatherboard bungalow failed to sell under the hammer but attracted two bidders at auction and was passed in at $230,000. An unconditional cash sale was negotiated within 24 hours of the auction.
