PLANNED CENTRE RAISES HACKLES

Plans to open a community probation centre in Richmond’s business district have prompted a ‘‘not in my back yard’’ response from the town’s businesses and the Tasman District Council. The Department of Corrections intends to open a probation centre to manage offenders from the area carrying out community-based sentences. The new facility will employ up to 15 fulltime and five part-time staff and will manage about 120 offenders, including those on home detention, parole, supervision and community work sentences. Tasman District Mayor Richard Kempthorne said that after seeing plans for the new building, which will be located near Queen St on McIndoe Place, the council did not think much of its ‘‘concrete’’ design and apparent lack of landscaping.

MULTI-PURPOSE CENTRE UNDER WAY AT PORT

Port Nelson is turning some spare space at its headquarters into a training and visitor centre, with the aim of improving its public tours service. Ground floor space in the port company’s offices in Low St at the port is being converted into the centre following the recent relocation of Customs and MAF staff to new premises in Vickerman St. Port company chief executive Martin Byrne said work on a new entranceway was factored into the budget last year, and the timing of the exit from the building by the two organisations triggered the idea for the training and visitor centre. The centre will contain a semipermanent boardroom large enough to seat around 20 people. The area will also be set aside for staff training and in-house meetings, Mr Byrne said. The second portion of the newly renovated space will be a visitor centre and the base for public tours of the port.

RATES SET TO JUMP BY 6.3PC

Nelson ratepayers are facing a proposed rates rise of 6.3 per cent – twice last year’s increase. The Nelson City Council will meet early next week to finalise the draft before it is released for public consultation at the end of the month. Owners of properties with a rateable land value of $100,000 are facing annual rates and water increases of $124, which equates to a 6.9 per cent rise. At the other end of the scale, owners of properties with a rateable land value of $900,000 could be paying $343 more a year, which is a 5.9 per cent increase.

Nelson city proposed rates increases 2010-11:

- Property with land value of $300,000:

+ $163 rates = 7% increase

+ $179 rates/water = 6.4% increase

Total rates plus water $2970.79

- Property with land value of $600,000:

+245 rates = 6.4% increase

+ $261 rates/water = 6.1% increase

Total rates plus water $4552.15

QUICK SALE MADE ON LUXURY PENTHOUSE

A luxury apartment on the banks of Nelson’s Maitai River appears to have sold for more than double the $790,000 price that it fetched three years ago. Nelson businessman Granville Dunstan would have chalked up one of the region’s most successful residential property sales in recent years if he got anywhere near the asking price for his three-bedroom, two-bathroom penthouse apartment at 12 Ajax Ave. Listed through the commission-free agency Green Door, Mr Dunstan sought offers over $1.7 million – the price a registered valuer placed on his property – and sold it in less than a month.

Cotton On Kids plans

Cotton On Kids is planning to open in the former Line Seven store at Fashion Island in Nelson. The store is part of the Australian-based Cotton On chain which has been rapidly expanding into New Zealand and last year opened in Trafalgar St. Fashion Island retail manager Nicola Dolan said the new store was awaiting council consent. ‘‘I imagine their goal will be to open pre-Easter.’’ Mrs Dolan said Fashion Island was close to confirming a lease with a national women’s fashion retailer and two other stores, Lush cosmetics and Smiggle stationery are also due open soon.

Family home sells

A family home on the Nelson city fringe at 25 Collingwood St has sold for the first time in more than 40 years, fetching $510,000 at auction. It has a rateable value of $475,000. Haven Realty principal Darryl Marshall said the 766sq m property presented lots of options, either as a family home, development property or it could be put to commercial use. About three people bid and it sold to a couple who didn’t make their future intentions known, he said. It is the fourth property that Haven Realty has sold under the hammer during the last month. Buyers were doing solid evaluation before purchasing and there seemed to be good public acceptance towards auctions, Mr Marshall said.

New Super Liquor store

A new Super Liquor store is opening in Tahunanui. The owner-operators, Gavin Snowball and Cheryl Scott, have shifted to Nelson from Ashburton, where they were involved in the hotel industry. The store is due to open in the former Splendour furnishings shop, near the Smugglers Pub and Cafe, on Monday and will operate seven days a week. Tahunanui was identified as a good location for the franchise and Nelson appealed as a place to relocate to, Mr Snowball said. ‘‘We’re looking forward to getting into the community and becoming part of it.’’

Property value changes

Some Nelson properties that have sold twice in the past couple of years have dropped in value each time. Records show a townhouse in the Armani complex at 8 Rochdale Way in Stoke that was purchased in 2007 for $330,000 then sold in 2008 for $311,000, and again last December for $300,000. Its RV is $310,000. Another apartment, at 6/269 Wakefield Quay, fetched $425,000 in 2003, then $375,000 in 2007 and $355,000 last December, although that’s still above its current RV of $340,000. Meanwhile, a home at 48B Bronte St has sold three times since 2004, clocking up a sale price of $475,000 each time, with the most recent sale being last November. Its RV is $490,000.

Meadow Fresh move

Meadow Fresh milk has moved to a purpose-built distribution centre beside the high-profile Contour Roofing building in Stoke. Summit commercial agent Bevan Dixon said the Goodman Fielder-owned milk company had leased the new premises, shifting from its corner site in Quarantine Rd, which the Orange Building Group purchased some time ago.

Mortgagee sales

Mortgagee sales in Nelson Tasman haven’t been increasing as much as other parts of the country. The region saw its biggest hike in mortgagee sales between 2007 and 2008 when the numbers rose from nine to 26. There were 26 mortgagee sales again last year. Nationally, mortgagee sales more than doubled last year. No early fall is expected.

Online aid

Nelson surveyor Simon Jones has started providing documentation online to help people purchasing sections or building in new subdivisions. He’s started the service by making information available on the Washborn Tce subdivision in Richmond for which he was the lead consultant. Mr Jones hopes such websites will become ‘‘the norm’’ for all surveyors and subdivisions. ‘‘It will certainly save a lot of people a lot of hassle, particularly council staff who have to dig through several different files to find the various plans, documents and consents many times over.’’
